Facilitate the transfer of control of the
property from the developer to the condominium association board |

Assist in the preparation and, if necessary and
under direction from the board, the negotiation of punch list
completion items and resolution of any disputes with respect thereto |

Solicit proposals and perform initial interviews,
as appropriate, with vendors providing insurance, waste removal,
engineering assessments and other services |
 |
Prepare the initial operating budget of the
condominium association and annual budgets thereafter |
 |
Prepare a reconciliation of the operating budget
to actual expenditures and receipts and explain variances, if any |
 |
Attend association meetings and keep records
thereof |
 |
Act as the interface between the condominium
association board and the owners of the property |
 |
Collect assessments and other operating charges
and assist in the collection of any delinquent charges |
 |
Pay all applicable water, electric, gas and other
utility and service bills on behalf of the condominium association |
 |
Perform routine maintenance on the common areas
of the property |
 |
Perform routine landscape maintenance such as
collection of debris, watering of common area plants and shrubbery and
cutting and trimming thereof |
 |
Perform routine cleaning of the common area
hallways and other public areas. |
